We originally anticipated guardrail, but based on the distance of the wall and design speed of the road we need to enhance the protection. However, the MB-7D barrier at the base is a surprise to me. I think the ARB would consider that too utilitarian in appearance (just as they would standard guard rail)for locations visible from the Entrance Corridor. The current design (Option A) of the wall includes MB-7D barrier(in lieu of guardrail) along the cut wall condition. I believe this acts as the first tier of wall,so we could modify the height of the other walls (keeping 6' max and 3' spacing) and eliminate one of the tiers near the property line. This is shown as Option B. I believe this meets the ARB requirements, but interested in your opinion. This gives us some more room for constructability,and we might be able to space the walls more than,the 3'face to face now too. An overall layout/site plan 2. The site section sheet from your current submittal 3. Site revisions comparison 4. Architectural elevations, floor plan, renderings,sunshade info B) Landscaping 1. The diagram attached to your email message 2. A landscape plan(s) corresponding to that diagram 3. An exhibit showing the EC frontage with the utility lines clearly marked and the easements highlighted in color, with the proposed trees and shrubs (to clearly show no interference with utilities/easements) 4. Updated plant schedule sheet If you would prefer to update the drawing package you submitted most recently, rather than creating new packets, I can leave the originals for you at the Community Development reception desk. As discussed previously: 1. We've moved the parking along Rt 250 into the site by another 6 feet. 2. By moving the parking area we're able to provide the large tree spacing of 35' as required 3. We had 4 islands along the parking area of Rt 250—we've kept one in that location and move the others to the west side of the store to break up the bays of parking 4. We've increase the island width of the parking area between the building and Rt 250 to provide room for large trees 1 5. We have an option on the timer bay of parking—we're showing no thir,...and now, but could fit a small (3') shrub island. Please let me know your thoughts. If this looks like something that could be approved by ARB—we could come to the ARB meeting with this layout as an exhibit,or provide an amendment before the meeting—whatever works best. July 24 at 3:00 is the submittal deadline for the September 5 (Tuesday)ARB meeting. The ARB likes to see at least a conceptual image of the signs on the building when they are reviewing the architecture, but the signs don't generally get a complete review at this time.A separate sign application is required later(much closer to building completion).The sign application is a joint zoning and ARB application.
