Hyman Tax Map: 032 Parcel : 5A Zoned: RA EXISTING ACTIVITY Residential PROPOSED VARIANCE The applicant requests relief from Section 10.4 of the Albemarle County Zoning Ordinance to allow Building No. 1 to be located 60 feet from private access easement, a variance of 15 feet; also, to allow Building No. 2 to be located 10 feet from private access easement, a variance of 65 feet; also, to allow Building No. 3 to be located 10 feet from private access easement, a variance of 65 feet; also, to allow Building No. 4 to be located 5 feet from private access easement, a variance of 70 feet; and, also to allow Building No. 5 to be located 70 feet from private access easement, a variance of 5 feet. ZONING ORDINANCE REQUIREMENT Pursuant to Section 10.4, all structures shall be located seventy-five (75) feet from any street, road, or access easement. STAFF RECOMMENDATION The applicant wishes to subdivide the property. The creation of a 30 foot access easement would serve the rear parcel , which has 9 living units. Only one of these units is affected by the easement. The front parcel has a residence, pumphouse, gazebo, and shed that will be affected. We feel that it will not affect any adjacent properties if the variance is granted.
