Edward Wyant Tax Map: 041 Parcel: 35 Zoned: RA Existing Activity Residence and Store Proposed Variance In order to subdivide a parcel into two parcels with 2.0 acres and 4.10 acres, the applicant requests relief from Section 10.4 of the Albemarle County Zoning Ordinance to allow the 2.0 acre parcel to have frontage on a public road of 115.84 feet, a variance of 134.16 feet; and to allow the 4. 10 acre parcel to have frontage on a public road of 196.87 feet, a variance of 53. 13 feet. The applicant also requests relief from Section 10.4 to allow the dwelling to be located 26.54 feet from the right-of-way, a variance of 48.46 feet; and to allow the store to be located 3.46 feet from the right-of-way; a variance of 71.54 feet. Zoning Ordinance Requirement Pursuant to Section 10.4, the minimum frontage existing on a public road shall be 250 feet. Also, pursuant to Section 10.4, all structures shall be located seventy-five (75) feet or more from the front property line. Staff Recommendation The applicant wishes to make a division of the property into two (2) parcels.
