Webster) Tax Map: 090 Parcel: 35C Zoned: HC EXISTING ACTIVITY Vacant Land PROPOSED VARIANCE The applicant requests relief from Section 21.7. 1 of the Albemarle County Zoning Ordinance to allow a freestanding business sign to be located 10 feet from the highway right-of-way, a variance of 20 feet. ZONING ORDINANCE REQUIREMENT Pursuant to Section 21.7. 1, Adjacent to public streets: No portion of any structure except signs advertising sale or rental of the property shall be erected closer than thirty (30) feet to any public street right-of-way. STAFF RECOMMENDATION The improvements made at the entrance, such as an acceleration lane, establish more distance from which entry is made to the site. The sight distance going north is suitable, but the south flow of traffic visibility is poor at the setback. The building is setback more than the required 30 foot setback, thus offers no realistic alternative for a wall sign in place of the freestanding.
