1. Based on the revised submission provided on August 21, 2017, showing a screening system on the
north, east, and south sides of the steel frames, provide a revised submittal that shows:
a. modified spacing of the proposed horizontal slats, investigating whether the slats should continue
down to the top of the parapet
The perimeter of the South, East, and North walls will be lined with an architectural screening element.
The screening consists of 1” x 6” composite wood boards. The south wall will have 5 screening members
and the north side wall will have 8 screening members. We have investigated several screening spacing
scenarios including: extending slats from the parapet wall to the array, modifying/varying the spacing of
slats, and increasing/decreasing density of slats. The conclusion is that the most appealing while
meeting concealing requirements is the following:
The composite boards will start directly under the array and be spaced at consistent 6” spacing intervals.
Three horizontal slats will be truncated as they meet the array slope. The lowest horizontal screening
member will be approximately 5 feet above the parapet wall. This provides an open appearance yet
concealing the structural connections of column to transverse frame section.
b. how the slats terminate along the top slope of the building frame
On the East wall – there are 3 horizontal screening elements that will meet the 2-degree solar array
slope. These three elements will be truncated as they meet the array. See elevation drawings for more
information. The screening boards are physical attached to the frame columns and the racking purlins.
c. a revised color of the screening system that relates better to the existing building’s palette.
There are existing contrasting color elements integrated into the south wall. The screening components
will be colored to harmoniously match the existing contrasting architectural elements. “Island Mist” by
Trex is chosen as the closest match this existing feature.
Part B: Section A. Written description of proposal
The new vehicle parking garage/showroom at 200 Myers Dr (Colonial Nissan) will have the top floor
parking deck covered with a permanent solar array/shade canopy. The shade canopy structure will
consist of 5 metallic frame sections that extend approximately 104 ft from the southwest side parking
garage wall to the northeast side parking garage wall. The 5 metallic frame components will be spaced
at approximately 25ft increments in the southeast to northwest direction. Yielding a foot print square
footage of approximately 10,400 sq ft. The structure will be sloped to allow for optimal solar array
placement. The sloped feature is accomplished by the northeast column sections being manufactured
slightly taller than the south west columns. The highest point of the structure (including array thickness)
will raise maximum 13’ – 7 & 5/8” above the current highest elevation of the existing building. The final
maximum height from ground will be approximately 43’-1”. The roof of the structure will be entirely
covered with a solar photovoltaic array consisting of approximately 480 solar modules. The opaque
array will provide electricity to the building and shading for the vehicles. The solar modules will appear a
dark blue in color. The metallic frame sections will be galvanized finish. The solar array will slightly over
hang the edges of the metallic structure the ensure complete coverage – approximate foot print
dimensions are 105’-4” and 96’-9”. The structural frame members of the canopy will be wrapped on 3
sides along the perimeter with composite board screening. The screening will be accomplished by 1”x6”
composite boards spaced 12” on center. The boards will be parallel to the horizon and truncated at the
array slope where applicable. The screening will extend from the array down to 63” above the shorter
parapet wall (and 43” above the taller parapet wall).
