Salasco Corp. (Willis G. & Karyn Goodenow) Tax Map: 061 Parcel: 180 & 181 (part of) Zoned: R-4 Existing Activity Single Family Dwelling Proposed Variance The applicant requests relief from Section 15.3 of the Albemarle County Zoning Ordinance to allow a single family dwelling to be located 16 feet from the rear property line; a variance of 4 feet. Zoning Ordinance Requirement Pursuant to Section 15.3, all structures shall be located a minimum of 20 feet from the rear property line. Staff Comments When the house was constructed, a deck existed as part of the house and was at the rear. This deck has been enclosed beneath into a garage. The ordinance provides for porches, decks, etc. to extend not more than 4 feet into the required yard setback. The conversion of the deck to a garage, would thus become a part of the main structure, and does not meet the required 20 foot setback.
