Wood, Jr. , ETAL (Caleb Stowe Associates) Tax Map: 061M Parcel: 12-1 Zoned: C-1 Existing Activity Vacant Proposed Variance The applicant requests relief from Section 21.7.1 of the Albemarle County Zoning Ordinance to allow a freestanding directional sign to be located 2 feet from the highway right-of-way from both Rt. 631 (Rio Road) and from Berkmar Drive; a variance of 28 feet from both directions. Zoning Ordinance Requirement Pursuant to Section 21.7.1, Adjacent to public streets: No portion of any structure except signs advertising sale or rental of the property shall be erected closer than thirty (30) feet to any public street right-of-way. Staff Comments The location of the proposed sign if setback at the required 30 foot setback would not be seen because the parcel is an undisturbed wooded area. Identification or notice that the Village Offices are located on Berkmar Drive from this location of Rio Road, with a 90 foot right- of-way to meet the setback of 30 feet, the sign would be hardly visible.
