I will update the application and elevation drawings; however, I wanted to get some input from you first. As you know the ARB has determined that the proposal could be approved with staff review considering the conditions noted in the 8.21 meeting. In order to minimize the impact on everyone's time I'd like to ask if you can review the attachment and provide some feed-back if any. Below is how we addressed each component of the 8.21 meeting comments The ARB offers the following comments on the proposal,to be addressed in a work session: 1. Based on the revised submission provided on August 21, 2017, showing a screening system on the north, east, and south sides of the steel frames, provide a revised submittal that shows: a. modified spacing of the proposed horizontal slats, investigating whether the slats should continue down to the top of the parapet The perimeter of the South, East, and North walls will be lined with an architectural screening element.The screening consists of 1" x 6" composite wood boards.The south wall will have 5 screening members and the north side wall will have 8 screening members. We have investigated several screening spacing scenarios including: extending slats from the parapet wall to the array, modifying/varying the spacing of slats, and increasing/decreasing density of slats.The conclusion is that the most appealing while meeting concealing requirements is the following: The composite boards will start directly under the array and be spaced at consistent 6" intervals.Three horizontal slats will be truncated as they meet the array slope.The lowest horizontal screening member will be approximately 5 feet above the parapet wall.This provides an open appearance yet concealing the structural connections of column to transverse frame section. b. how the slats terminate along the top slope of the building frame On the East wall—there are 3 horizontal screening elements that will meet the 2-degree solar array slope.These three elements will be truncated as they meet the array. c. a revised color of the screening system that relates better to the existing building's palette. There are existing contrasting color elements integrated into the south wall.The screening components will be colored to harmoniously match the existing contrasting architectural elements. "Island Mist" by Trex is chosen as the closest match this existing feature.The attached pdf shows the comparison of existing color choices with our intended screening color. The applicant has been working to meet these conditions and has provided some details (attached) for review. As a reminder, a rooftop screening element would be built on the roof, on the south, east, and north sides of the building. The screening consists of 1" x 6" composite wood boards attached to a framing structure. I told the applicant I would forward this information to you and ask for your comments. Please forward your comments directly to me. Please don't respond to all so that we may avoid holding a meeting by email. If I'm not able to gather comments this way, I'll place this item on the next agenda. 1. Modified spacing of the proposed horizontal slats, • 6" spacing between slats was originally proposed and continues to be proposed. o The applicant explains: We have investigated several screening spacing scenarios including: extending slats from the parapet wall to the array, modifying/varying the spacing of slats, and increasing/decreasing density of slats. Investigating whether the slats should continue down to the top of the parapet, • The quantity of slats has increased by 1. 8 slats are currently proposed on the north elevation, 5 on the south. • The applicant explains: The lowest horizontal screening member will be approximately 5 feet above the parapet wall. This provides an open appearance yet concealing the structural connections of column to transverse frame section. 3. How the slats terminate along the top slope of the building frame • Because of the slope of the array structure, three slats are to be truncated as they meet the structure. The south ends of the slats are to be attached to the face of the racking purlin. The ends would be cut on the vertical, with the top of the slat at the top of the racking purlin. (See "screening details" sheets 6 and 7.) 4. A revised color of the screening system that relates better to the existing building's palette • The screening slats would be colored to match the grey detailing on the building.
