Robert Gibson Tax Map: 95 Parcel: 10B Zoned: RA, Rural Area Exsiting Activity Single Family Dwelling Proposed Variance The applicant requests relief from Section 4.6.3.2 of the Albemarle County Zoning Ordinance to allow a detached garage to be located 15 feet from the right-of-way; a variance of 45 feet. Zoning Ordinance Requirement Pursuant to Section 4.6.3.2, other yards adjacent to streets shall have a minimum width or depth, as the case may be, of eighty (80) percent of the minimum fron yard depth required in the district in which the lot is located. This provisi.n j shall apply to lots in the RA or residential districts only. Staff Comments The applicant as per Section 4.6.3.2 is required to locate the garage 60 feet from the right-of-way. The property is very shallow in depth at the proposed garage location. The closeness to the right-of-way would only affect one part, . Our recommendation would be any addition to the garage structure could not surpass the setback of 15 feet from the right-of-way as per the variance. I
