The Southland Corporation Tax Map: 61W Parcel: 03-25 Zoned: C-1 Existing Activity 7 Eleven Store with Self Service Gas Proposed Variance The applicant requests relief from Section 21.7.1 of the Albemarle County Zoning Ordinance to allow a sign to be located within 12 feet of the right-of-way; a variance of 18 feet. Zoning Ordinance Requirement Pursuant to Section 21.7.1, adjacent to public streets: no portion of any structure except signs advertising sale or rental of the property shall be erected closer than thirty (30) feet to any public street right-of-way. Staff Comments The site has good visibility from Rt. 29 North and Hydraulic Road. A sign could be located at the 30 foot setback but would not offer the exposure as the proposed location. The adjoining property has an existing sign that is located 13 feet from Rt. 29 North right-of-way.
