Earlysville Forest Land Trust - owner (D. Andrew Macfarlan, MD, applicant) Tax Map: 31B Parcel: C Zoned: PUD (Commercial) Existing Activity Doctor's office under construction Proposed Variance The applicant requests relief from Section 4.15.3.5 of the Albemarle County Zoning Ordinance to allow an identification sign to be 9 square feet; a variance of 7 square feet. The applicant also requests relief from Section 20.8.6 to allow a sign to be located 60 feet from the front property line; a variance of 20 feet. I Zoning Ordinance Requirement Pursuant to Section 4.15.3.5, identification signs: provided: (a) not more ih:n two (2) square feet in area. Pursuant to Section 20.8.6, structures to be located on the outer perimeter of a PUD district shall conform to the setback and yard regulations of the adjoining district. Within the PUD district, the Board o Supervisors shall establish minimum setback and yard requirements at time of establishment of such district. I Staff Comments The zoning is PUD (Planned Unit Development) which limits signs. The setbac is 80 feet from the public road for structures (i.e. signs, etc.) We do feel that the 9 square feet size would be acceptable for the setback required.
