The applicant requests relief from Section 10.4 - Area Regulations to have a
lot of .537 of an acre to establish two (2) uses; a variance of 3.463 acres.
Zoning Ordinance Requirements
Pursuant to Section 10.4, in a RA zone there shall be a minimum of 2 acres for
each use.
Staff Comments
The property has two buildings on the site. There is a very small amount of
open space other than the space separating the two structures and the parking
area adjacent to state route 690.
The septic system for the structures facilities is located on the other
property across the road.
The applicant proposes to have a dwelling unit on the upper floor and to
operate a country store on the lower (ground) floor. Applicant has applied
for a special use permit #83-64 for a country store. If the Board wishes
to grant the variance, it should be subject to the Board of Supervisors
approval of the special permit, and Health Department approval.
