Tax Map: 046B2 Parcel: 03-108 Zoned: PUD Existing Activity Single-Family Dwelling & Storage Shed Proposed Variance The applicant requests relief from Section 4.11.2.1 of the Albemarle County Zoning Ordinance to allow a storage shed to be located 1 foot from the side property line, a variance of 5 feet. Zoning Ordinance Requirement Pursuant to Section 4.11.2.1, if no utility or drainage easements or other easements are adversely affected, accessory structures or portions thereof may be erected no closer than six (6) feet to adjacent lot lines in the case of detached structures. Staff Comments The applicant located the storage shed on the property prior to obtaining a building permit. It will have to be moved from its present position which is on the utility easement (the structure is not permanently fixed) . The applicant has relatively a small amount of rear yard, but we find no physical or other reason why it could not be located to meet the setback required. There is a laundry rzom on the north side of the house where the storage unit could be placed abut ,ting, and would not utilize any of the rear yard. space. $20.
