Miller, Etal, Owner Tax Map: 045 11 Parcel: 104A Zoned: C-1 Existing Activity Vacant Land Proposed Variance The applicant requests relief from Section 4.15.3.6 of the Albemarle County Zoning Ordinance to allow a 96 square foot location sign, a variance of 46 square feet. Zoning Ordinance Requirements Pursuant to Section 4.15.3.6, Business Signs, Freestanding or Projecting: Provided: (b) the aggregate area of such signs shall not exceed fifty (50) square feet. Pursuant to Section 21.7.1, adjacent to public streets: No portion of any structure except signs advertising sale or rental of the property shall be erected closer than thirty (30) feet to any public street right-of-way. Staff Comments: Information was given to the applicant's representative for the requirements of the location of signs on property zoned HC, Highway Commercial, instead of C-1, Commercial. The sign contractor was contacted, but the sign had been made up, and was being painted at the time of the conversation. The applicant proceeded in good faith on the information he received. If the Board wishes to grant the variance under the circumstances, the following recommendations are : 1. There should be a time limit on the life of this sign, certainly no longer than five (5) years. 2. If a development plan, rezoning, or business activity should want to locate on this property, the sign would be removed from the property. I I li .
