McDonnell Tax Map 61U-01 1 Parcel 12 Zoned C-1 (Commercial) Existing Activity Fish Forum Proposed Variances The applicant requests relief from Section 4.12.6.6.1 & 4.12.6.6.2 of the Albemarle County Zoning Ordinance to allow 2 businesses requiring 30 parking spaces total and the lot can only fit 20 parking spaces, a variance of 10 parking spaces. j 1I Zoning Ordinance Requirement Pursuant to Section 4.12.6.6.1, Determination Of Number Of Parking Spaces I Required For Unspecified Uses, (b) For commercial uses of a wholesaling and/or warehousing character: One (1) space per two (2) employees plus �! one (1) space per each five hundred (500) square feet of floor area open to the public for customer parking, but in all cases a minimum of two (2) customer parking spaces. I I Staff Comments A variance was granted in 1975, VA-75-02, for the location of two businesses 1 I; to have a total of 18 spaces. A variance of 6 spaces was granted from the required 24 spaces. Upon review of the property in relation to the C-1, Commercial, zoning, the use as a small retail sales area, and the remaining area to be used in whole- sale trade is compatible with the zoning. The main building along with the garage type structure at the rear of the property occupies a great portion of the site area. The unoccupied area remaining is such that, to provide adequate travel way around the building specifies where parking could be located. Page 2 Nor NowIe VA-84-05, Edward P. McDonnell February 14, 1984 Meeting Staff Comments: The limited retail sales area along with limited personnel lessons the need for quantitative parking, as would be required for the entire area for retail sales. A less intense use of the property of this nature is better because of the limited parking area. Physically the site area only has room to accommodate around 20 parking spaces. The adjoining property is not improved at the present time. The applicant could seek to obtain a cooperative agree- ment to use an area for parking, but that agreement would become void if the property would be developed. I find that a hardship for use of the property does exist. A recommendation of a limited approval is warranted.
