The architectural plans have been updated per the ARB meeting and input. The dormers have been removed,the closed gables have been replaced with the open gable,and the small windows in the gables have been replaced with vents,as requested. i ,111111,111 :II\ ( +illlil�!tl nk, I01,I\ ;,,IJJr.':.; '. 7. The additional trees have been added along Lewis and Clark Drive within the 400' from Route 29 intersection,as requested. (2)street trees have been added on either side of the road. 8. 4'-6' high evergreen trees have been included in the median planting design,as requested per the suggestions from staff, see annotated plan. 9. A landscape maintenance agreement will be part of the subdivision plat for the project,dividing the property into lots. A note has been added to the plans stating that landscaping on the site plan and within the median will be maintained by the HOA. 11. Landscaping maintenance easements have been added to the individual lots in the locations of the proposed landscaping to ensure that all of the proposed landscaping is within a maintenance easement. A note has been added to the plans indicating that the HOA shall maintain all the proposed landscaping as shown,and the HOA documents will include the maintenance of the landscaping with these landscaped easements and within the private and public right of way,and HOA open space. 12. The shrubs along Lewis and Clark Drive have been updated to species that can be acquired at the 24"height. The(2)main shrubs along Lewis and Clark Drive will now be Henry's Garnet Sweetspire and oakleaf hydrangea. 13. The location of the landscaping has been coordinated with the retaining wall to ensure that there is adequate space available. The spacing has been increased to a minimum of 6' to accommodate the tree behind the retaining wall,and a note has been added to the plans indicating that the trees shall be planted a minimum of 6' from the retaining wall. 14. The landscaping around the SWM facility at the southern part of the property has been updated to be consistent with the previously approved plan. Additional landscaping has been added below the access maintenance road and below the retaining wall within the pond. Please contact me if you have any questions or require any further information. Because it is a condition of the SP, we need to get the evergreens in. Brent did some quick on-line research and found a few evergreens that might work. (See list below.)Your landscape architect will likely be able to find additional examples. A fmal site plan modification for this property was submitted in June,2018 for the revised layout.Currently this site plan is under review and has been resubmitted for County review and approval. Collins Engineering has been working with Albemarle County staff since January 2018 on this potential redesign of the North Pointe Northwest Residential development for many reasons. The main reason for the redesign was to help balance the land disturbance activity on the parcel,including the overall cut to fill dirt quantities. The original design of the development had the Lewis and Clark roadway extending through the largest cuts on the property. With this redesign,we are able to route the Lewis and Clark roadway extension through the site,avoiding the large cut areas with the design of this roadway. This has dramatically decreased the amount of land disturbance and earth moving operations across the site,and it has allowed the use of the buildings to step up across the terrain on the property which also has decreased the overall land disturbance across the site. In addition,the revisions to the design helps reduce the redundancy of the utilities through the property and creates opportunities in the design to have the proposed townhouse units back up to open space areas. The redesign also deceases the overall pavement area on the project site,provides greenspaces and pocket parks throughout the development,and decreases the overall disturbed area on the project site. The additional greenspace areas and open space breaks up the massing within the development. From an ARB review,this revised layout helps address the one major concern that was expressed by the board on the original site design. Many of the board members expressed their concerns about the townhouse units and the layout not addressing the entrance corridor. Many of the townhouse units within the original designed "backed up"to the entrance corridor. And although a heavy landscaping buffer was provided,this was still a concern throughout the review. The revised plan helps address this issue by moving Lewis and Clark closer to Route 29 and fronting the townhouse units along Lewis and Clark. This redesign eliminates a lot of the issues where the units"back up"to Route 29. The proposed Architecture for the townhouse units is the exact same from the original ARB approval and Certificate of Appropriateness. No changes or modifications to the Architectural plans or elevations are proposed at this time. Overall,the redesign of this residential development has been widely accepted by Albemarle County staff as a big improvement from the original design. It creates a better layout for the townhouse development and provides more open space areas and greenspace amenities for the development. The proposed townhouse units now address both Lewis and Clark Drive and Route 29 with an attractive streetscape. The existing vegetative buffer will still be preserved between Lewis and Clark Drive and Route 29,providing a large landscaping buffer for the development. Landscaping will also be installed between the townhouse units and Route 29 in the disturbed areas for the grading with the extension of Lewis and Clark Drive. This landscaping is consistent with the landscaping that was previously approved with the original site plan.
