The County of Albemarle Planning Division will recommend approval of the plan referenced above once the
following comments have been satisfactorily addressed (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based on further review.):

otherwise specified.]
Initial Site Plan Comments (from conditional approval letter dated 5/4/18):
[32.8.2] Infrastructure improvement plans. All infrastructure required to construct phase 4A shall be review,
approved, and built or bonded before the final plat and/or final site plan can be approved. This includes all
offsite improvements required to serve the development, including road plans, WPO plan, water and sewer
connections which are part of phase 2B.
FINAL: Comment not fully addressed. Address the following:
b) ... Rev. 1: Comment not yet addressed. There are some storm water management, stormwater
drainage, stormwater ditch and stormwater access easements that do not appear to have been shown
on either of the plats previously submitted (213 & IVA). See other comments in reference to the Phase
IVA subdivision plat. However, even on that plat these easements were not shown. The site plan
cannot be approved until all easement, including these, and their deeds are reviewed, approved,
recorded and built or bonded.
Rev. 2: Comment not yet fully addressed. With one exception it appears that the stormwater
management, drainage, and easements have been updated on this site plan and are likely correct.
However, they do not match those of the last submission of the Phase IVA subdivision plat. Address
the following:
b) Once the Phase IVA subdivision plat is resubmitted showing the most recent changes and is
approved then ensure that this site plan matches those easements.
c) Both Belvedere Phase IIB and Phase IVA subdivision plats include easements for this site plan.
Therefore, unless a separate easement plat will be utilized to create some or all of the easement
those two plats must be approved and recorded, and proof of recordation provided to the planning
reviewer, prior to this site plan approval.
Rev. 3: Comment not vet fully addressed. Address the following:
a) The site plan now shows sewer lateral and their easements at the back of Lots 250 through
254. The labels for these easements state that they will be recorded the Belvedere Phase
IVA-1 plat. However, the lateral easements are not shown on the Phase IVA-1 plat.
b) The Belvedere Phase IVA-1 plat must be updated to include these easements, approved and
recorded prior to the approval of this site plan.
c) FYI, Since these laterals were not shown on the previous submissions of the subdivision
plat (SUB2018-117) ACSA must give their approval of the easements in the subdivision plat
prior to approval of the subdivision plat and final site plan.
31. [Comment] See the other SRC reviewer comments attached. All SRC reviewer comments must be
sufficiently address prior to final site plan approval.

Please note that although the WPO has been approved since the engineering comments were
posted any required bonding for the WPO still must take place.

53. [Rev. 3: NEW COMMENTI Ensure all deed book and page references for previously recorded deeds
and slats are included in this slat prior to final submittal.
Staff has provided references to provisions of Chapter 18 of the Code of the County of Albemarle. The Code is
kept up to date by the County Attorney's office. The Code may be found on the County Attorney's website which
may be found under "Departments" at Albemarle.org.
In accord with the provisions of Section 32.4.3.5 of Chapter 18 of the Code if the developer fails to submit a
revised final site plan to address all of the requirements within six (6) months after the date of this letter the
application shall be deemed to have been voluntarily withdrawn by the developer.
