Project Narrative:
Site:
The project is proposed for the currently vacant site situated on the south side of Richmond Road
(route250) in the Pantops area of Charlottesville. The site is bordered to the east by Suntrust Bank and
to the west by the Auto Superstore.
Architecture:
The building is an indoor storage facility owned and operated by Happy Boxes. It consists of just under
eighty-three thousand square feet of space located on three floors over a partial basement.
Its parking needs are light and, as vetted by the zoning department, a small parking lot is located to the
side of the building. This approach is consistent with relegating parking concept employed by other
recent projects in the area.
The facade facing Route 250 is modulated via three step-backs in order to break up the massing. The
primary form at the corner is constructed of modular face-brick while the flanking walls are of EIFS in
colors commensurate with that of the adjacent brick. Windows are concentrated at the two-storey
retail lobby and are made of clear anodized aluminum storefront with clear anodized trim. Additional
matching windows articulate the corners of the step-backs.
The building faces that turn away from Route 250 and are largely or completely non visible,from the
Entrance Corridor are clad in box-corrugated metal siding.

Compatibility:
Route 250 East has enjoyed a success that comes from development lagging that of Route 29 North.
Many projects in this corridor are relatively new and as such have been influenced by new, creative
ideas about planning and design. These include placing buildings closer to the road and relegating
parking and other aspects to the side or rear. Brick is often used but other materials have been
approved as well. Examples of no brick solutions include the metal panels on the Toyota dealership,the
stucco on Flow& Mercedes and the gray brick on Freebridge Auto.
With this project we seek to emphasize brick by using it at our primary corner and entrance. Cost
considerations have us proposing EIFS is commensurate colors to the brick on adjacent facades. Both
these materials are used regularly along this Entrance Corridor and others. The clear anodized
storefront compliments the brick and is consistent with many other buildings in the area.
This building is seen as a quiet addition to the Route 250 landscape of Pantops. It is neither heroic nor
discomfiting. It seeks, rather, to fit in and provide a reassuring palette of color and material to the
street.
