I also understand that they are concerned about this visibility from the maintenance clearing. We are not able to move the transformer very far but it has been shifted so that it is completely behind the trees that will be left in place The attached document shows the sight lines from the maintenance clearing The Holly will grow to 10'wide and the Red Cedar will grow 10 to 20 feet wide. I have marked these diameters on the attached document. As the document shows the Holly and the Cedar intersect all of the site lines. Add screening to eliminate visibility of the generator and condensers. 2. Move the transformer to eliminate visibility. 3. Revise the layout of the transformer screening shrubs to achieve a more natural appearance while maintaining screening. 4. Note on the plans the color of the equipment. 7. Add the standard mechanical equipment note to the plans. "Visibility of all mechanical equipment from the Entrance Corridor shall be eliminated." 8. Clarify on the plans that the light fixtures do not drop below the roof trim. 9. Add the standard lighting note to the plans. "Each outdoor luminaire equipped with a lamp that emits 3,000 or more initial lumens shall be a full cutoff luminaire and shall be arranged or shielded to reflect light away from adjoining residential districts and away from adjacent roads.The spillover of lighting from luminaires onto public roads and property in residential or rural areas zoning districts shall not exceed one half footcandle." 10. "All site plantings of trees and shrubs shall be allowed to reach, and be maintained at, mature height; the topping of trees is prohibited. A December 28, 2016 letter to Doug March from yourself lists the comments presented below. Under each of the comments from the ARB, we have provided responses on how our revised plans address your comments Included with this letter is one (1) updated plan set and revised application submittal form 1 Add screening to eliminate visibility of the generator and condensers. a. Sheet 8 - Eastern Red Cedar added along roadway to provide additional screening for generator and condensers Rhododendrons and Holly added north of condensers for additional screening of the condensers. 2. Move the transformer to eliminate visibility. a. Sheet 8—shifted transformer slightly to the east. Grading and drainage constraints, along with access to transformer makes it difficult to move the transformer to a new location 3 Revise the layout of the transformer screening shrubs to achieve a more natural appearance while maintaining screening. a. Sheet 8—varied the species of plants used for screen to provide a more natural appearance. 4 Choose a screening plant for the transformer whose mature shape will continue to provide screening a.
