Letteri Tax Map: 61A Parcel: 03-23 Zoned: R-4 Existing Activity Single-Family Dwelling Proposed Variance The applicant requests relief from Section 15.3 of the Albemarle County Zoning Ordinance to allow an addition to single-family dwelling (porch) to be located 10 feet from rear property line, a variance of approximately 10 feet. Zoning Ordinance Requirements Pursuant to Section 15.3 of the Albemarle County Zoning Ordinance, all structures shall be located 20 feet from the rear property line. Staff Comments The applicant made application for a variance in July 1983, to locate a porch addition 12 feet from the rear property line, a variance of 8 feet. The Board denied the variance at the August 16, 1983, meeting. This application is for the location of a screened-porch addition to be added to rear of the residence, and come within 10 feet of the rear property line. A physical survey plat submitted along with the application indicates the follow- ing: No additional space available to accommodate the porch on the west side, east side (very limited) , or the south, or front, except for the western part. Thus, the more practical location being the sides or rear yards. The setback of the residence is so that it consumed some rear yard by being located further than 25 feet from the front. The back yard of this lot adjoins a side property line of the adjacent property. There are no structures looted in parallel with the applicant's residence. Upon on site review of the applicant's lot, the east yard and portions of the northeast rear yard have a slope not very accommodative to building. The staff feels that it should not be any detriment to the adjoining property and can speak favorable for the application. • %s.
