Location: South side of Route 810, 6/10 mile East of the intersection of
Route 629 & Route 810
VARIANCE REQUEST:
The applicant requests relief from Section 10.4 of the Albemarle County Zoning
Ordinance to allow a double-wide mobile home to be located 64 feet from Route
810 right-of-way, a variance of 11 feet.
AREA CHARACTERISTICS
The site fronts on Route 810 and is on a 100 foot ridge shelf, then drops off
sharply from the 100 foot plus point. The most suitable building site is on
the front area of the lot. At present there is a single-wide mobile home,
and a cinder block storage building of which the mobile home is located 41
feet, and the block building 70 feet respectfully from the front property
line.
There are a couple residences located near by, one (1) to rear and two (2)
further north on Route 810. Most of the adjoining properties are sloping,
some which is used for pasture.
COMPREHENSIVE PLAN
It is a rural area, which has a mixture of mountain, pasture and sparsely
located residential development.
AGENCY COMMENTS
Any residential use or change will require Health Department approval of septic
facilities.
STAFF COMMENTS
This property is a 1.217 acre lot which does not conform to the present area
requirements. The applicant wishes to replace a single-mobile home unit with
a double-mobile home unit by removing an existing block building to locate the
unit. To locate the proposed unit at the building location would not change
the nonconforming building setback line existing.

STAFF RECOMMENDATION
The most suitable building site because of the topography is the front 100 feet
plus. The new double-wide unit could be located at the seventy-five (75) foot
setback. Meeting the required setback would not be reducing the buildable area
to an unreasonable size. A physical hardship does exist in the fact of a septic
location with regard to the well.
We would recommend the variance with the condition that no addition be added to
encroach on the front setback thus granted.
