Campbell Tax Map/Parcel: 80-117 Acreage: 3.80 acres Zoning: Rural Areas (RA) Location: Southwest side of Route 616, about 4 mile southeast from intersection with Route 22 VARIANCE REQUEST The applicant requests relief from Section 10.4 to allow two dwelling units to be located on 3.8 acres, a variance of .2 acres. AREA CHARACTERISTICS The area is residential in character. The applicant's property is relatively level. Our single-family dwelling presently exists on the property. ZONING HISTORY Not applicable COMPREHENSIVE PLAN The Land Use Plan designates this area as rural. The proposed use of the property complies with this designation. AGENCY COMMENTS Not applicable STAFF COMMENTS/RECOMMENDATION The applicant's son proposes to construct a single-family dwelling on the site. The density requirements in the RA district provide for one dwelling unit per two acre parcel. This would require the applicant to acquire an additional .2 acre to comply with the Zoning Ordinance. The applicant has made reasonable effort to acquire the necessary acreage but has been unsuccessful in his at- tempts. STAFF RECOMMENDATION The staff is of the opinion that the strict enforcement of the Zoning Ordinance in this case would unreasonably restrict the use of the applicant's property.
