Doss Tax Map/Parcel: 61K/09-01 Acreage: .92 acre Zoning: Highway Commercial (HC) Location: West side of Hydraulic Road just south of the intersection with Solomon Road VARIANCE REQUEST The applicant requests relief from Section 21.7. 1 of the Albemarle County Zoning Ordinance to allow an existing sign to be remounted and be located 1 foot from Route 743 right-of-way, a variance of 29 feet. AREA CHARACTERISTICS On the south side of the site is a commercial property with a laundromat. To the north is located high density residential - apartments. The road right-of-way has been increased and new road construction has taken place on Route 743 - Hydraulic Road. The adjoining commercial property has a freestanding sign which is located closer than the required setback. The sign is nonconforming. COMPREHENSIVE PLAN The area is shown to be high density residential. The commercial properties were there prior to the adoption of the present Comprehensive Plan. STAFF COMMENTS The applicant has a nonconforming sign, but wishes to reconstruct and structural- ly alter the sign support. This change requires the need for the variance. A stone foundation will be the under support of the replacement sign. STAFF RECOMMENDATION The road right-of-way has been increased and new road construction has been com- pleted along this area. The location of the replacement sign is essentially the same location as the existing sign. The existing sign is in need of restoration, and the replacement would be more in keeping with a residential (prototype) sign. The encroachment on the road right-of-way is not any more intense than the exist- ing location. Doss to allow an existing sign to be romounted and be located 1 foot from Route 743 right-of-way, a variance of 29 feet. This approval is subject to VDH & T approval of the sign location. I believe the applicant has discussed this subject with Jeff Echols. A short letter from you stating whether or not you have any problems with the sign location would be most appreciated. We are concerned that the sign placement does not interfere with site distance onto Hydraulic Road. If you have any questions, please contact our office at 296-5875.
