Tax Map/Parcel: 61W(2)/02, Block &, Lots 1,2,4,6,8 &9 Zoning: R-6, Residential Location: Located on Minor Ridge Court VARIANCE REQUEST The applicant requests relief from Section 16.3 of the Albemarle County Zoning Ordinance to allow portions of structures to be located 16 feet from the rear property line, a variance of 4 feet. AREA CHARACTERISTICS This is a Townhouse development with open space and recreational area provided. To the rear of this block development is open space and tennis courts. The area is mostly flat open terrain. All utilities are underground. The block unit 9 units attached. Adjacent to the west of these properties is a single- family development (Wynridge) . To the northwest of this development is larger attached dwelling units. ZONING HISTORY A revised site plan was approved for this Section of Minor Townhouses on June 23, 1981. COMPREHENSIVE PLAN The Urban Area Land Use Plan designates high density residential development in this area. STAFF COMMENTS There appears to have been an error made when the drawings of the site plan were transposed to show Block G of the subdivision. An off-set of 10 feet was the difference. STAFF COMMENTS The construction of the units in Block G are complete or almost ready for occu- pancy. The small difference in depth of the rear yards should not be of any detriment to the open space or recreational area.
