Regarding your letter to me dated March 8, 1984 , I would like you
to pursue obtaining a variance for the exterior sign that I
proposed in my letter to you dated January 11 , 1984. Placing the
sign 30 feet from the road would not give the sign the presence we
would like it to have.
The sign we would like to have installed is described in the
enclosed. This sign would not be lighted. IBM would pay for this
sign.
If I can help you obtain the variance, please do not hesitate to
contact me. Thank you for your help on this matter.

LOCATION: 2400 Old Ivy Road (parallel to Route 250W)
VARIANCE REQUEST
The applicant requests relief from Section 21.7.1 of the Zoning
Ordinance to locate a freestanding sign 10 feet from the road right-
of-way, a variance of 20 feet .
AREA CHARACTERISTICS
The applicant ' s site is generally level and below the grade of Old
Ivy Road. This area is characterized by offices, a restaurant and
an apartment complex opposite the site. Most of the existing es-
tablishment signs along Old Ivy road setback 8 to 10 feet from the
edge of the pavement .
ZONING HISTORY
The applicant received site plan approval of this project on September
27, 1983. The project is approximately 85% complete.
STAFF COMMENTS
The applicant ' s site relative to the road elevation sits in a
depression. Consequently, if the sign was located farther back on
site, it would be very difficult to see from either an easterly or
westerly approach along Old Ivy Road. It is the staff ' s opinion
that due to the topography of the site a hardship exists. Also,
the location of the sign closer to the right-of-way would promote
better visibility and deter abrupt stops to make the turn into
this establishment .
STAFF RECOMMENDATION
Based upon the above comments the staff recommend approval of the
requested variance.
