CIVIL ENGINEERING • LAND SURVEYING • LAND PLANNING CHARLOTTESVILLE, VIRGINIA • STAFF REPORT - VA-84-51 APPLICANT: Daniel Hassell/Rachel Horsley TAX MAP/PARCEL: 101/01 ACREAGE: 1.8417 ZONING: Rural Areas (RA) LOCATION: West side of Rt . 706, ± .8 mile north east of the intersection of Rt . 708 & Rt . 706 VARIANCE REQUEST The applicant requests relief from Section 10.4 of the Zoning Ordinance to allow an addition of an attached greenhouse to be located 6 feet from the side property line, a variance of 19 feet . AREA CHARACTERISTICS The property has a slight grade at the road entrance, then continues gradually upward toward the residence. The two story residence is located in an open area, which is on a level grade. At the present time an addition is under construction on the north side of the residence. The proposed addition would be added to the south side adjacent to the fence line. There are residences scarcely located in the immediate area of the applicant ' s property. The property is served by a private water supply and septic system. COMPREHENSIVE PLAN Designates this area as Open Space (Rural Areas) , which allows a maximum density of one dwelling unit per two acres. STAFF COMMENTS Section 10. 4 requires a minimum 25 foot side yard setback for main structures. This space is to provide adequate light and air space as well as for prevention from loss of fire and other dangers. STAFF RECOMMENDATION The applicant ' s present structure does not meet the 25 foot require- ment . An addition could be added to the east side of the structure and still have the advantage of the southern exposure. The situ- ation is not unique in that addition can be added to the structure and meet the requirements as is presently being done on the north side. It is the opinion of the staff that there is no hardship, and the request is more of a privilege or convenience. Based on the foregoing, we recommend denial . , �# \ A-84-51.
