Mr. Hilliard has graded an area next to the existing barn in order to construct a farm building that will store landscaping equipment for his company. The farm building will be less than 4,500 sq. ft. in ground area. Mr. Hilliard's company will also be establishing several wildlife food plots on the property. The following language from the deed of easement (DOE) is applicable to these plans: Paragraph 6, Page 5-6 6. No permanent or temporary building or structure shall be built or maintained on the Property other than... d) farm buildings and structures not exceeding 4,500 square feet in ground area. New farm buildings or farm structures exceeding 4,500 square feet in ground area may not be constructed on the Property unless prior written approval for said building or structure is obtained from Grantee. Grantee's approval shall be limited to consideration of the impact of the size, height, and siting of the proposed farm building or farm structure on the conservation values of the Property. Private roads and utilities that serve permitted buildings, structures, and uses may be constructed. Paragraph 4, Page 5 ...B. A vegetated buffer extending approximately thirty-five(35) feet from the east bank of the Mechum's River shall be maintained. This buffer shall be protected from degradation by livestock. Selective harvest of some individual trees is permitted, provided that the function of the buffer to protect water quality is not impaired. Stream crossings may be constructed and maintained within the buffer. If the footprint of the farm building will be greater than 4,500 sq. ft. or if any tree cutting will be considered within the 35 ft. buffer on Mechum's River for the purpose of establishing wildlife food plots, please contact VOF as further review will be needed. Otherwise, any changes to the property will be documented during VOF's next routine stewardship visit. Please remember to obtain all necessary permits from Albemarle County. Unfortunately, I do not know that clumping bamboo is going to be a good option for the screening we discussed. I've talked to a few nurserymen, including one of the largest growers of specialty bamboo in the country based out of Oregon. They said Fargesia is great for our VA climate, however, the best screening varieties do very poorly in summer heat and any significant amount of afternoon sun. We'd be willing to give it a try, however, just can't guarantee it will make it. As a substitute they recommend traditional running bamboo, Phyllostachys Bissetii. Although it does spread, he said if the edges the bamboo dumps are regularly cut back twice a year it is easy enough to keep it in check. Otherwise all of the other plants are available and could be installed in April. If you have any questions just let us know.
