LOCATION: Located on Route 29N behind East Coast Oil
Corporation
VARIANCE REQUEST
The applicant requests a variance from Section 4. 15. 3.7 of the
Zoning Ordinance to allow 128 square feet of freestanding signage,
a variance of 28 square feet .
AREA CHARACTERISTICS
The area adjacent to the site is commercial in character. Several
commercial establishments exist in the immediate area.
STAFF COMMENT
This is a unique situation where Colonial Self Storage is located
immediately behind East Coast Oil Corp. and share ingress - egress
onto Route 29N. The "frontage" of Colonial Self Storage which is
actually the rear property line of East Coast Oil Corp. is severly
limited due to the roadway and guard rail that exist on the site.
Because the site area is limited, the applicant proposes to place
his signage on East Coast Oil Corp. property that currently has
100 square feet of freestanding signage.
STAFF RECOMMENDATION
The staff is of the opinion that a hardship exists due to the
limited area of the lot and because this is a unique situation
not generally shared by adjacent property owners. Also, the
applicant ' s request would not create a detrimental effect on ad-
jacent property owners nor would it change the character of the
zoning district . Therefore, the staff recommends approval of the
requested variance.

with the stipulation that it goes with the present occupant , Fisher

Mr . Evans read the staff report .
VA-84-67 . Colonial Self Storage for East Coast Oil Corp . , pro-
perty described as tax map 61, parcel 120D, located on Route
29 North behind East Coast Oil Corporation, Zoned HC (Highway
Commercial) . The applicant requests relief from Section 4 . 15 . 3 . 7
of the Albemarle County Zoning Ordinance to allow 128 square feet
of freestanding signage, a variance of 28 square feet . (See the
attached copy of the staff report . )
Kim Kimbler stated that he was with Colonial Self Storage . He
stated that they wanted to build a fence along the front of their pro-
perty which was parallel with Route 29 that would consist of two foot
square brick piers separated by a wrought iron fence along the front
which was the back of the East Coast property. He stated that they
felt that the best solution to their sign requirements was to locate
a sign on the ground which would blend in with the brick . He asked
if the board received a copy of the proposed sign?

Mr . Roberson asked why they needed 128 square feet of signage?
Mr . Tompkins stated that East Coast had 100 square feet of
existing signage , and Colonial Self Storage did not have any area
in back that was appropriate to put a sign . He stated that Colonial
Self Storage was only asking for 28 square feet .
Mr . Smith asked if the sign would :o on the rear of the Ea
Coast property?
Mr . Tompkins stated that was correct.
As there was no one else present to speak for or against the
application, the public hearing was closed , and the matter before
the board .
Mr . Van Fossen made a motion that the variance be granted .
Mr . Heath seconded the motion .
