Context The site is located in the Pantops commercial area, at the intersection of Rts. 20 and 250 adjacent to other parcels that are under review or expected to redevelop in the near future, including the Pantops Corner Hotel and Pantops Wawa. Visibility This building will be visible from both the Rt. 20 and 250 Entrance Corridors. All four sides of the building will be visible. From Rt. 20, the building will be seen rising above the Flow and Goodwill buildings. ARB Meeting Date June 17, 2019 Staff Contact Margaret Maliszewski PROJECT HISTORY The ARB reviewed an initial site plan and architectural design for the Pantops Corner Self Storage project on April 1, 2019. The action letter from the April 1 meeting is included as Attachment B to this report. The comments made by the ARB are also included in the Analysis section of this report. CHANGES SINCE THE LAST REVIEW The applicant has outlined the changes that have been made to the design since the last ARB meeting as follows: • Material transitions were revised for greater consistency and to more clearly convey the number of floors in the building. • The north and east elevations were simplified. • The design of the northeast corner was revised by reducing the number of windows and reducing the changes in height of the masonry. • The north elevation was revised for greater symmetry. • The corrugated metal was revised to flat metal panels with a concealed fastening system. Revise the material schedule to indicate the color of the metal canopy, the color name/number of the standing seam metal roof, the glass type, and the retaining wall material. 5. Revise the split -faced block to a material with a more finished, less utilitarian appearance. 6. Revise the glass to significantly reduce the tint. Choose one glass spec.
