AREA CHARACTERISTICS This area of Ivy exhibits a moderate mix of residential and com- mercial uses. ZONING HISTORY The Board has previously reviewed and approved several sign variances on this property since late 1979. A brief summary of those cases follow: VA-79-84: for projecting sign - 49 foot variance - denied VA-82-28: for freestanding sign - 45 foot variance - approved VA-82-48: for freestanding sign - 45 foot variance - approved The Board stated that the variance approvals for the freestanding signs were for the current business occupants only, thereby re- quiring the Board' s approval of any new business signs as a result of new tenants. STAFF COMMENTS Previous variances were approved because the building, a noncon- forming structure , is located very close to the highway right-of- way. This makes it difficult for oncoming traffic to identify the business establishment from a distance. As a condition of approval of previous variances, the Board reserved the right to review this case with each new occupant . STAFF RECOMMENDATION Staff is of the opinion that a precedent has been set for approval of this case, therefore, staff recommends approval of the requested variance. imye STAFF REPORT - VA-85-27 Page 2 NOTE: The proposed sign shape will remain the same.
