Thomas TAX MAP/PARCEL: 30/17C ACREAGE: 1.404 acres ZONING: RA, Rural Areas LOCATION: Located on west side of Route 660, approximately 600 feet north of its intersection with Route 662 VARIANCE REQUEST The applicant requests a variance from Sections 10. 4 and 4.6.3.2 of the Zoning Ordinance to allow a detached garage to be located 35 feet from a road right-of-way, a variance of 40 feet ; and to allow the same structure to be located 13 feet from a road right- of-way, a variance of 47 feet . AREA CHARACTERISTICS This area is rural residential in character with several homes existing along the frontage of Route 660. The terrain in the immediate area of the applicant ' s site exhibits steep slopes. The south fork of the Rivanna Reservoir exists opposite the ap- plicant ' s property. STAFF COMMENT The applicant is currently renovating his home and proposes to construct a garage adjacent to his home. Due to severe slopes on the property and limited lot area (nonconforming lot = 1. 4 acres) , the best location is the one for which the variance is sought . STAFF RECOMMENDATION Based upon the topographic condition of the applicant ' s property and its limited lot area, staff recommends approval of the re- quested variance.
