STAFF REPORT - VA-85-20
APPLICANT: Jerome Corporation

LOCATION: Located on Route 29 North
VARIANCE REQUEST
The applicant requests a variance from Section 21 .7.1 of the Zoning
Ordinance to allow a freestanding business sign to be located 5
feet from a public street right-of-way, a variance of 25 feet .
AREA CHARACTERISTICS
This area of 29 North is commercial in character. A motel is under
construction on the applicant ' s site. The motel is located on the
crest of a moderately steep grade.
ZONING HISTORY
The site plan for the motel was approved during 1984 and is
currently under construction.
STAFF COMMENT AND RECOMMENDATION
As previously stated, the motel exists at the crest of a slope
which makes it difficult for oncoming (southbound) traffic to
sight the business. The speed limit along this section of Route
29 North is 45 MPH.
The use of two "islands" of land is restricted because electrical
equipment will be placed on each piece. The other frontage along
this property is only 10 feet deep due to the parking lot design.
Staff is of the opinion that a hardship would result with the
strict application of the Ordinance. The only other frontage to
place the sign would be towards the rear of the property away from
both north and southbound lanes of 29 North. Therefore, staff
recommends approval of the requested variance based on the afore-
mentioned topographic condition.
