Subject: SUB201900070 Parcel W — Worrell Land Development LC — Two -Lot Subdivision Plat
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference,
which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
[14-302 (B)(5)] Revise the Zoning District classification notes at the bottom of Sheet 1 as follows:
a. State the correct TMP number, TMP 78-20C.
b. State that the property is subject to the approved proffers and conditions of the following
applications: ZM1996-03, ZMA2001-15, SP 2000-06, SP2001-56, SP2001-57.
c. Add a note stating what Zoning Overlay Districts will apply to new Parcel W. According to
Albemarle County GIS, it appears that the new parcel may contain areas designated as
Preserved Steep Slopes Overlay District. Please verify whether this is true, and if so, add a note
to Sheet 1.
d. If new parcel W is within the Preserved Steep Slopes Overlay District, show the boundaries of
the overlay district on Sheet 2.
2. [14-302 (B)(5)] Remove the note on Sheet 1 referencing the AIA Overlay District.
3. [General Comment] Remove the note at the bottom of sheet 1 regarding "subsequent divisions of the
residue shall enter onto such streets..."
4. [14-302 (13)(1)] Add a date of last revision to each sheet.
5. [14-302 (B)(8)] Please show the location of all required yards (setbacks) on the plat. All setbacks
should be labeled with a measurement and identified as either "Front," "Side," or "Rear" on Sheet 2.
a. Include a note on Sheet 1 stating the minimum and maximum setbacks (as applicable) are for
buildings, parking, etc.
6. [14-303 (D)] Please state the acreage of each existing lot.
7. [General Comment] On Sheet 2, please revise the label for the new/proposed 50' R/W that will go
over top of Worrell Drive. It should be labeled "New 50' Private Street."
8. [14-317] Please submit an instrument evidencing maintenance for the proposed private street being
created over Worrell Drive that complies with all requirements of Section 14-317.
a. A copy of a maintenance agreement template has been provided for your use. Please submit a
draft of the instrument with the next submittal, and this will be forwarded to the County
Attorney for review and approval.
