Subject: SUB201900076 Parcel X-1 — BLA
The County of Albemarle Planning Division will recommend approval of the plat referenced above once the following
comments have been satisfactorily addressed. The following comments are those that have been identified at this time.
Additional comments or conditions may be added or eliminated based on further review. [Each comment is preceded by the
applicable reference to the Albemarle County Code.]
1. [14-309] Soils Reports. As the resulting parcels are less than five acres in size, the applicant will need to provide the results
of percolation tests or other methods of soil evaluation used to determine the suitability of the soil for subsurface drainfields,
if conventional onsite sewage systems will be used. These results will be forwarded to the Health Director.
2. [14-309, 14-310, 14-416] Health Director approval. The Health Director will need to approve individual private wells and
onsite sewage systems before the final plat can be approved.
3. [14-302(A)(10)] Development Rights. Provide a note identifying the number of development rights assigned to each parcel
(T.M.P 20-16L and 20-89A) and use the following formatting:
"Parcel [letter or number] is assigned [number] development rights and may/may not be further divided."
4. [14-301(B)] Scale. Show scale on Sheet 2.
5. [14-302(A)(15)] Owner Information. Provide the addresses for the existing and new property owners of Parcel X-1. This
can be done in the notes or on the map.
6. [ 14-302(A)(9)] Building Site. Provide the following note to comply with this regulation: "T.M. 20 — P. 16L and T.M. 20 — P.
89A each contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance."
7. [ 14-302(B)(7)] Reservoir watershed. Note on the plat that these parcels are within the North Fork Rivanna Water Supply
Watershed.
8. [14-302(B)(1)] General information. For the resubmission, include a date of revision on the plat.
9. [14-302(A)(2)] Vicinity Map. Label Fray Rd on the Vicinity Map. This will identify the closest northern bounding road.
In accordance with the provisions of Z.O. 14-229 of the County Code, if the applicant fails to submit a revised plat to address all
of the requirements within six (6) months after the date of this letter, the application shall be deemed to have been voluntarily
withdrawn by the applicant.
