Section 4. 15.3 . 1 - Identification Signs: Provided: (A) not more than four (4) square feet in area. Section 10.4 - Area and Bulk Regulations: Yards , minimum: Front - 75 feet . The applicant asks for relief from Section 4.15. 3.1 to allow a twelve (12) foot identification sign, a variance of eight (8) square feet . In addition, the church is requesting a variance from Section 10. 4 to have the sign located five (5) feet from the road right-of-way, a variance of seventy (70) feet . The Board of Zoning Appeals approved a variance for the church to locate an addition of a Fellowship Hall to be located eleven (11) feet from the rear property line, a variance of twenty-four (24) feet . Action was taken at their June 15, 1982 meeting. Adequate notification and existing landscaping are cited as factors for requesting the variances. An existing sign approxi- mately five (5) square feet is located about ten (10) feet from the front property line directly in front of the church building. A proposed sign would be located adjacent to the entrance drive five (5) feet from the front property line. RECOMMENDATION The request should be denied because: 1) The applicant has not provided supporting facts that a strict application of the Ordinance would produce an undue hardship. The staff is of the opinion a new sign could be located at the existing sign location. Facing the new sign whereas it may be visible from both travel directions would provide more notification. 2) There has been no demonstration that the hardship is unique to his property in relation to other properties in the same general vicinity and Zoning district .
