This section, pertaining to setback requirements in a RA District , states: "10. 4 Area and Bulk Regulations Yards, Minimum Front 75 feet . . . " The applicant seeks a variance to allow a location sign to be setback thirteen (13) feet from the front property line. The minimum front setback allowed in a RA District is seventy-five (75) feet . The applicant previously applied for and received a variance, VA-84-57, on September 11, 1984, which allowed this sign to be erected. The Board of Zoning Appeals granted the variance for a period of two (2) years. The applicant now appears before the Board of Zoning Appeals seeking permission for the sign to remain on the property. The previous staff report recommended approval of the applicant ' s request for a period of two (2) years. This recommendation was justi- fied due to topographical hardships of the property. Specifically, the slope of the property is such that an increase of the setback of the sign would cause the sign to not be visible to motorists on Route 29.
