Dear Sirs :
This letter is to inform you that on February 17 , 1987 ,
during the regular meeting of the Albemarle County Board of
Zoning Appeals , your application for VA-87-3 was approved
with the condition that the sign have no illumination.
This variance approval allows relief from section 21 . 7 . 1
of the Albemarle County Zoning Ordinance to reduce the setback
for a freestanding business sign from thirty (30) feet to nine
(9) feet .

LOCATION - E. side of Hydraulic Road, opposite Albemarle High School
The applicant requestsa Variance from Section 21.7. 1 of the Albemarle County
Zoning Ordinance. This section states:
"21 . 7.1 Adjacent to public streets: No portion of any structure
except signs advertising sale or rental of the property shall be
erected closer than thirty(30) feet to any public street right
of way"
The applicant seeks relief to reduce the setback measurement for a free-
standing business sign from the minimum requirement of thirty (30) feet
to nine (9) feet from Route 743 (Hydraulic Road) .
The applicant proposes to erect. two (2) business signs on the site. One
will not be visible from the public road, and the second which requires
the need of a Variance will be approximately twenty eight (28) square feet
in size. A topographical condition (slope) of the frontage portion of the
property is a causing factor for the Variance request . Motorist traveling
either North or South on Hydraulic Road have poor visual access in relation
to a sign location, thus providing evidence of a much needed Variance.
RECOMMENDATION:
The applicant should receive consideration from the Board, and the staff
makes the following recommendations:
1) The sign be approved as submitted as to size , height , and
materials.
2) If the sign is illuminated, it should be from an external
source only.
