Innisfree Stormwater Summary
The project is to demolish seven(7)attached residential buildings and replace them with two (2) single detached
residential buildings. As part of the project, a paved tennis court, basketball court, and storage buildings are
planned to be demolished. The result will be a reduction in impervious land cover and reduction in total water
runoff from the site. The new impervious areas will produce a phosphorous load which is planned to be
removed by using the VA DEQ Stormwater Design Specification No. 3, Grass Channels. Since sheet flow
runoff will come from the upland areas to the west behind each new building,rear yard grass channels are
planned behind each separate residential building. Three(3) channels, one (1)behind the upper building and two
(2)behind the lower building, will achieve full phosphorous removal as quantified on the VRRM Spreadsheet.
The impervious roof runoff from the rear(west)portion of each building will be directed into the planned grass
channels. The front(east)rooftop areas do not require treatment. The overall drainage area is divided into two
(2)halves: one part flows northwards and the other part flows southwards. A portion of the north flow is
captured by a natural drainage channel. This channel has been evaluated for both pre and post runoff on a 2-year
and 10-year storm. The remainder of the north drainage area sheet flows down the slope below the natural
ravine. The second part flows southwards as sheet flow. Three (3)E&S Design Specification 3.21, level
spreaders are planned, one(1) at the end of each of the grass channels. The flow volume in the very short, south
swale behind the upper(west)building does not warrant a level spreader.
