INTRODUCTION ORIGINALLY BUILT IN 1989 AS A FACILITY FOR "AUTOMART U.S.A.", 2275 SEMINOLE LANE HAS BEEN A WIDE VARIETY OF USES OVER THE PAST THREE DECADES. RECENTLY PURCHASED EARLIER THIS YEAR, THE CURRENT OWNERS DESIRE TO RETURN THE BUILDING TO AN AUTOMOBILE -RELATED USE MORE CLOSELY ASSOCIATED WITH THE ORIGINAL CONSTRUCTION. ALONG A VEHICULAR -ORIENTED ROUTE 29 ENTRANCE CORRIDOR, AN AUTOMATIC EXPRESS CAR WASH WILL PROVIDE A VALUABLE SERVICE TO ALBEMARLE COUNTY RESIDENCES WHILE PROVIDING A NEEDED FACELIFT TO A TIRED EXISTING STRUCTURE. B. COMPATIBILITY WITH FORMS AND FEATURES OF SIGNIFICANT HISTORIC BUILDINGS WORKING WITHIN AN EXISTING STRUCTURE, WE BEGAN OUR DESIGN PROCESS BY EVALUATING HOW WE CAN TAKE CUES FROM SIGNIFICANT HISTORIC BUILDINGS IN THE REGION. EMPHASIZING THE SYMMETRY OF THE EXISTING STRUCTURE WAS AN IMPORTANT FIRST MOVE; THIS WAS DONE IN TWO WAYS: BY ELEVATING THE FRONT ENTRANCE WITH A STUCCO "PORTAL FRAME" (A MODERN TAKE ON THE CLASSICAL FRONT PEDIMENTED PORTICO) AND THE INTRODUCTION OF A COLONNADE / PERGOLA TO EMPHASIZE LENGTH AND ORGANIZATIONAL HIERARCHY. THE OVERARCHING GOALS OF SIGNIFICANT HISTORIC BUILDINGS ARE REFLECTED IN A MODERN INTERPRETATION FOR A MODERN USE. GIVEN THE PROGRAM REQUIREMENTS, THE PROJECT IS REFINED AND SIMPLIFIED IN ITS AESTHETIC, BUT REMAINS APPROPRIATE BY IMPLEMENTING THE IMPORTANT DESIGN PRINCIPLES OF SIGNIFICANT HISTORIC BUILDINGS IN THE REGION. C. RELATABILITY TO SITE AND SURROUNDING CONTEXT AS A MAJOR NORTH/SOUTH THOROUGHFARE, THE ROUTE 29 ENTRANCE CORRIDOR IS INHERENTLY VEHICULAR - BOTH IN IT'S PRIMARY USERS, BUT ALSO IN THE SERVICES PROVIDED ADJACENT TO THE PARCEL. MANY OF THE AREA CAR DEALERSHIPS CAN BE FOUND WITHIN '/2 MILE RADIUS OF 2275 SEMINOLE LANE, INCLUDING MALLOY FORD, JIM PRICE AUTOGROUP, AND UMANSKY SUBARU, HONDA, AND DODGE. GAS STATIONS (WITH AN ASSOCIATED MANUAL CAR WASH) CAN BE FOUND ALONG SEMINOLE LANE AND AT SAM'S CLUB ACROSS THE ENTRANCE CORRIDOR. THE EXISTING STRUCTURE IS TO REMAIN, SO THE SCALE, MASSING, AND MATERIALITY WILL CONTINUE TO BE COMPATIBLE WITH ADJACENT STRUCTURES (AND EXISTING RETAIL / SERVICE USES). FURTHERMORE, NEARBY PARCELS HAVE FOUND SUCCESS IN BOTH NEW CONSTRUCTION OF A MODERN STYLE AND REHABILITATION / RENOVATION OF EXISTING STRUCTURES. NOTABLE INTERVENTIONS ALONG THE ROUTE 29 CORRIDOR INCLUDE AT UVA PRIMARY CARE RIVERSIDE / RHETT'S RIVERSIDE, ACME STOVE AND FIREPLACE, AND MALLOY FORD (PREVIOUSLY BETTER LIVING). D. HUMAN SCALE ALONG THE FRONT ELEVATION, THE STRUCTURE STANDS AT ONLY 25' ABOVE THE EXISTING PARKING LOT, SHORTER THAN MANY ALONG THE ROUTE 29 CORRIDOR AND AT A SCALE THAT IS EASILY RELATABLE TO THE HUMAN USER. STILL, AN 1 1 ' TALL COLONNADE AND PERGOLA HAS BEEN APPLIED ALONG THE FRONT ELEVATION THAT SERVES SEVERAL KEY PURPOSES: FIRST AND FOREMOST, IT CONNECTS THE INTERIOR TO THE EXTERIOR WITH AN ELEMENT THAT IS EASILY APPROACHABLE AND HUMAN IN SCALE. ADDITIONALLY, THE PERGOLA LENGTHENS THE FRONT FACADE WHILE BREAKING UP THE ELEVATION AND LIMITING BLANKNESS. FINALLY, THE COLONNADE HIGHLIGHTS A PEDESTRIAN'S APPROACH TO THE BUILDING AND DEFINES A PATH TO THE MAIN ENTRY. E. COHESIVE WHOLE F. LIMITING OF "BLANKNESS" AND G. UNIFYING GROUPS THE EXISTING STRUCTURE IS CONTAINED, LOGICAL, AND LEGIBLE. IT IS EASILY UNDERSTOOD FROM A "COHESIVE WHOLE" PERSPECTIVE. HOWEVER, THE EXISTING FACADE TREATMENT DOES FEATURE LARGE SWATHES OF CREAM STUCCO - LENDING ITSELF TO LARGE AMOUNTS OF "BLANK" FACADE AND FEELING TOP HEAVY AND OUT OF PROPORTION. THE MOVE TO SOLVE THIS PROBLEM WAS TO INTRODUCE NEW AREAS OF GLAZING ABOVE THE EXISTING STOREFRONT, WHILE TAKING ADVANTAGE OF EXISTING STRUCTURAL BEAMS LINES TO PROVIDE SUPPORT FOR THESE NEW PUNCHED OPENINGS. THE FRONT STUCCO "PORTAL FRAME" ALSO CONTRIBUTES TO BREAKING UP THE FRONT FACADE, WHILE ESTABLISHING VISUAL HIERARCHY. F. WINDOW GLAZING WINDOWS WILL NOT BE HIGHLY TINTED OR HIGHLY REFLECTIVE. SPECIFICATIONS ON THE PROPOSED WINDOW GLASS ARE INCLUDED IN THIS SUBMISSION. ALL NEW WINDOWS WILL BE STOREFRONT IN BRUSHED ALUMINUM TO MATCH EXISTING CONDITIONS. EXISTING WINDOWS ALONG THE ENTRANCE CORRIDOR ELEVATION ARE TO REMAIN. IN NEW STOREFRONT, VISIBLE LIGHT TRANSMITTANCE SHALL NOT DROP BELOW 40% AND VISIBLE LIGHT REFLECTANCE SHALL NOT EXCEED 30%. G. ACCESSORY STRUCTURES AND EQUIPMENT 15 OVERHEAD VACUUM STATIONS WILL BE INSTALLED ALONG THE EXISTING NORTHEAST PORTION OF THE PARCEL. THESE OVERHEAD VACUUMS FEATURES "BOOMS" THAT FORM A STRUCTURE THAT WILL VISUALLY RELATE TO THE PERGOLA FOUND ON THE FRONT FACADE, WHILE DESCRIBING THE INTENDED USE OF THE PARCEL. PAY STATIONS WILL BE FOUND AT THE ENTRANCE TO THE AUTOMATIC CAR WASH. HEAVY VEGETATIVE SCREENING AND FENCING WILL BE IMPLEMENTED TO LIMIT THE VISIBILITY OF THESE ASSOCIATED CAR WASH ELEMENTS. THE ADJACENT SPEEDWAY GAS STATION FEATURES HIGHLY VISIBLE VACUUM STATIONS THAT FACE THE ROUTE 29 ENTRANCE CORRIDOR. VEGETATIVE SCREENING IS MINIMAL. ALL OTHER MECHANICAL AND ASSOCIATED CAR WASH EQUIPMENT WILL BE CONTAINED INDOORS AND AT THE REAR OF THE SITE. THOUGHTFUL CONSIDERATION HAS BEEN GIVEN TO LIMITING THE VISUAL IMPACT WHILE STILL PROVIDING CLARITY OF INTENDED USE AND CIRCULATION FOR END USERS. H. LIGHTING NEW SITE LIGHTING HAS BEEN INTRODUCED. FIVE OF THE LIGMAN "STREAMER LARGE ROUND STREETLIGHT" WITH LED BULBS HAS BEEN SPECIFIED IN BLACK, ON 18' POLES. SEE THE LIGHTING PLAN IN THE ATTACHED PROPOSED SITE PLAN. SITE LIGHTING WILL ADHERE TO ALL COUNTY GUIDELINES. VACUUM BOOMS WILL ALSO HAVE UNDER MOUNTED LED DOWNLIGHTS. EGRESS DOOR WILL HAVE LED DOWNLIGHT WALL SCONCES. FOR FINAL SUBMISSION, THE LIGHTING PLAN WILL REFLECT THESE REVISIONS. I. LANDSCAPING EXTENSIVE EFFORT HAS BEEN PLACED INTO LANDSCAPING IN AN EFFORT TO EFFECTIVE MINIMIZE THE VISUAL IMPACT OF THE CAR WASH EQUIPMENT.
