This letter is to inform you that on March 10 , 1987 ,
during the regular meeting of the Albemarle County Board
of Zoning Appeals , your application for VA-87-9 was approved . •
This variance approval allows relief from Section
4 . 12 . 6 . 6 . 2 of the Albemarle County Zoning Ordinance to re-
duce the number of off-street parking spaces required for
the construction of an elementary school from one hundred
sixty-four (164) spaces to fifty-eight (58) spaces .

APPLICANT: Albemarle County School Board

ACREAGE: 10 acres
ZONING : RA (Rural Areas)
LOCATION: At the intersection of Rt . 676 and Rt . 678
The applicant seeks a variance from section 4 . 12 . 6 . 6 . 2 of
the Albemarle County Zoning Ordinance . This section , pertaining
to off-street parking requirements , states :
"4 . 12 . 6 . 6 . 2 Schedule of Specific Requirements
for number of off-street parking spaces
School : One (1) space per five (5) pupils plus one (1)
space per employee . . . . "
The applicant is proposing to construct a new elementary
school (Meriwether Lewis School) and seeks a reduction of the
number of off-street parking spaces to be provided from the
minimum requirement of 164 spaces to 58 spaces . The applicant
states that there will be a maximum of 44 employees at the school .
In viewing the Zoning Ordinance requirements , it does appear
that the off-street parking requirements are excessive for normal
elementary school operations . The Planning Department is at pre-
sent drafting a Zoning Ordinance amendment which if approved would
reduce the amount of off-street parking required for elementary
and middle schools . It appears that the applicant ' s request is
generally in keeping with the Planning staff proposal .
RECOMMENDATION
The staff recognizes that the applicant has not demonstrated
the existence of a hardship , however , approval of the request is
recommended . The basis for the approval is the anticipated amend-
ment to the Zoning Ordinance .
