Planning (Tori Kanellopoulos): 1. [14-302(A)(15)] Owner information. Include the owner's address under their name in the signature block or in a note. 2. [14-302(B)(5)] Zoning. Include a note on the plat that the parcel is in the Entrance Corridor overlay district. 3. [14-303(0)] Signatures. Include a signature block for the agent (County). 4. Proffers/ZMA: To note that Proffer 4 (see below) must be met before the first certificate of occupancy will be issued for this development (Spring Hill). This plat completes one of those easements, as shown on the Concept Plan for ZMA2013-17 and on the site plane SDP2018-73. Please include the size of this easement, as it is shown as 0.105 acres on SDP2018-73. There still appears to be one off -site ACSA easement that has not been met, on TMP 90-53P (0.045 acres). 4. improvements to Scottsville Rd and Avon Extended At its sole expense, the Owner shall plan, design, bond ana constrict the improvements shown on the County approved engineering drawirUs tilted ❑evelopment Concept Plan, sheet 4 dated 10.21 13 and revised on 8.29 14 as prepared by Alan Franklin PE, for bcAh Scottsville Road and Avon Extended The improvements shall be designed and constructed to the County and Ut3QT standards; including the design and construction of related drainage, slope and utility easements as applicable These improvements shalJ be completed and approved by MM' and the County prior to lfie first cerlificata of occupancy for any structure an the Property As pare of this process, the dedication to public use shaft be completed at the same time the Owner shall obtain approval of all road plans and bond prior to the Issuance of the first building permit or first approved subdivision plat, whichever comes first, to ensure that these improvements can be completed in a timely manner The improvements shall tie deemed to be complete when !hey are accepted into the secondary system of highways or the County Engineer determinnc that the roadway io wfo, and oorivcnicnt for travel At its sole expense, the Owner shall make the needed improvemsots, If any are required, to the portion of the lot immediately adjacent to the site south on Route 20 that may be needed as a result of widening Route 20 Should these improvements require a retaining well and 1 or a reworking of stairs, these irnprovemerts shall be reviewed by the County Architectural Revievi Ekmid, sirice Rolle 20 in an Ftltrance Gorridar road ACSA (Richard Nelson): 1.
