Thomas Ashfield Galleries : Occupies 4,200 square feet of area - half of which is retail and the remaining half is "studio" - Manufacturing - Based on four employees and one parking per 500 square feet for public , the total parking for the manufacturing part is six parking spaces . Thus, leaving 2,100 square feet for retail parking . Unusual Interiors : Retail space is 1 ,600 square feet. Lime Tree: Retail space is 450 square feet. The New Building_ net retail is : 2,200 square feet. The remaining 12,950 retail spaces require one parking per 200 square feet which is 65 parking spaces . Patterson Department of Planning & Community Development County of Albemarle 401 McIntire Road Charlottesville, Virginia 22901-4596 August 10, 1987 Dear Ms. Patterson: The brief titled "West Ivy Shops' Project" which is dated April 13, and found in Variance 87-27 file was in fact written by myself. All the data used (with the exception of the proposed new building) was based on Gross space fig- ures, in addition only 200 square feet of office space was presented . Our new site plan, which was submitted to you by Mr. T. Andrew Pearson of Bradbury and Drenning, reflects less retail space and more office space (ie: we did not change the purpose of any of the existing buildings that have been in effect since 1982) . The following additional information should clarify some concerns and should be helpful in the event more files were to be found: - We no longer do business with the architectural firm which has handled our work from 1981 to January 1987 . This firm, at one time, provided a priliminary site plan and showed the number of maximum parking spaces needed was 126. - The last date an improvement was implemented on this project 4 was in 1982. The parking requirement then was 117 spaces. Currently, there are 104 spaces on site. Why the discrepancy? And what happened to the parking requirement? The answer is : I do not know! - Since April 1976 (the date I started business on this location) and up to this date, the maximum number of parking spaces occupied at one time has been approximately 75. The problem is, however, the distribution and the accessability of park- ing to certain offices.
