each of the ARB comments from the last review have been addressed Could you provide that memo now? Please also

RE: ARB-2016-48: Staybridge Suites at Hollymead
Dear Mr Bhatt,
The Albemarle County Architectural Review Board, at its meeting on May 16, 2016, completed a conceptual review of the
above-noted request to construct a 5-story, 84,313 sf hotel with associated site improvements The Board offered the
following comments for the benefit of the applicants next submittal Please note that the following comments are those that
have been identified at this time Additional comments may be added or eliminated based on further review and changes
to the plan
1 Provide material samples/colors for review
2 Provide additional information (photos of existing examples, etc ) to show how the standing seam metal will have an
appropriate appearance
3 Coordinate the plans and elevations regarding the location of building bays and their projections
4 Reconsider the distribution of materials and colors to establish a more cohesive whole for the building itself and for the
overall development. Eliminate colors that will make the building stand out in the landscape Organize the building with
the darker colors lower on the building and lighter colors above
5 Provide for review perspective views showing the hotel and retaining walls as viewed from the EC (corresponding to
photos 1, 2 and 3 in the applicant's submittal)
6 Consider adding architectural detail at the end bays
7 Add the standard window glass note to the drawings Window glass in the Entrance Corridors should meet the following
criteria. Visible light transmittance(VLT)shall not drop below 40% Visible light reflectance(VLR)shall not exceed 30%
8 Specify on the elevation drawings the color proposed for the HVAC units below the windows
9 Show the location of all mechanical equipment, including equipment associated with elevators, on the plans Show
how visibility of the equipment will be eliminated from the EC
10 Add the standard mechanical equipment note to the plan "Visibility of all mechanical equipment from the Entrance
Corridor shall be eliminated "
11 Provide a complete lighting plan for review Clarify on the plan that there is no illumination associated with the top
cornice of the entrance bay Limit illumination levels under the porte cochere and related elements to 20 fc maximum
Include all building mounted lights in the lighting plan
12 Provide a complete landscape plan for review Provide sufficient planting area at the top of the retaining walls for large
shade trees, between the retaining walls for planting to mitigate the impacts of the tall walls, and at the interior of the
parking lot for even distribution of trees
13 Limit retaining wall height to 6' Provide details on the retaining walls regarding wall type, manufacturer and material
Clearly show that the proposed wall type will allow for significant planting at the top of the walls and between the walls,
and increase the planting area at the top and terrace accordingly
14 Revise the plan as necessary to meet the requirements of the Code of Development. A pre-application meeting is
recommended.
15 Differentiate the bays of the building more clearly through the use of parapet height.

Revised drawings addressing the comments listed above are required Include updated ARB revision dates on each
drawing Please provide a memo including detailed responses indicating how each comment has been addressed If
changes other than those requested have been made, identify those changes in the memo also Highlighting the changes
in the drawing with "clouding" or by other means will facilitate review and approval

Subject: Response to Conceptual Review Comments(dated May 18,2016)
Our response is in the same order as the comments.
1. Complied.Samples of the brick& EIFS colors has been submitted
2. Standing Seam metal has been removed and now, EIFS with more relevant colors are being
proposed.
3. Complied.The elevations have been updated per the floor plans bays.
4. Complied. Material and colors of the new scheme have been selected to provide cohesive
appearance to the building and brick is provided in lieu of stone to be more contextual in context to
the overall development.The building base has been revised to have darker color base.
5. Complied.Views from EC(views 1, 2 &3) has been updated to show revised perspective views.
6. Complied.

8. Complied. HVAC window grills will be of the same color as the window frames—Dark Bronze.

Project Description
STAYBRIDGE SUITES- HOLLYMEAD, VA
The project is a 4 story 75,274 SF hotel providing 103 rooms, located on Timberwood Boulevard & Laurel
Park Lane near Hollymead towncenter.The design team has evolved the design keeping with the developer
and the design team's commitment of sustainability and contextual design.
The building is designed to blend in with the existing building structure in the surrounding area.The
building mass is modulated through the use of different colors and materials. Brick veneer on the first floor
and portion of the second floor relates to the traditional materials in the area. Nichiha fiber cement panel
on upper level will provide a texture to the building elevation. Building facades are designed in classical
proportions of base, middle and top.The use of lighter color panels at the top story of the hotel will blend
the building top to the sky, and will reduce the perceived height of the building.Transitional design
elements pay homage to the past while looking forward to contemporary styles.All 4 facades have been
carefully developed to create interest from every side.
The project will be designed in compliance of sustainable design principles using recycled and local
materials to the greatest extent possible. It will save on energy use,and will reduce the carbon footprint of
the hotel.
HVAC systems will be designed to recover the energy lost through building exhaust system and the energy
will be reused for space heating. Day light harvesting, energy efficient light fixtures,and an energy
management system will ensure the conservation of energy to the greatest extent. Low water use
plumbing fixtures will be utilized to minimize water consumption by the hotels. Low maintenance
landscaping material will minimize the water usage.
The project will provide a much needed accommodations in the area giving visitors a variety of hospitality
options.
