Box 1320 Richmond, VA 23218-1320 RE: LZC201900011 - Parcel ID 076M1-00-00-01500 (5.09 Acres), 1232 Stoney Ridge Rd, Charlottesville, VA 22902 (the "Property"), Owner — The Peabody School, 1232 Stoney Ridge Rd, Charlottesville, VA 22902 Dear Ms. Blair: In response to your request for a Letter of Zoning Compliance for the above referenced Property, please be advised of the following: • The Property lies within the boundaries of Albemarle County and is zoned Planned Unit Development - PUD per Zoning Map Amendment ZMA198500029, approved May 7, 1986 with proffers. • Development of the Property and use is subject to ZMA199600021, approved February 12, 1997 with proffers, and Special Use Permits SP201800004, SP201200030, and SP199600046 approved November 14, 2018, May 8, 2013, and February 12, 1997, respectively, with conditions. • SP199600046 permits the use of the Property as a private school and SP201800004 permits a maximum enrollment of 240 students. • The Property is subject to the Airport Impact Area and Steep Slopes Overlay Districts as described in Section 30 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance"). • There are no additional variances, conditional use permits, special exceptions or special use permits applicable to the Property. • The Property is subject to multiple site plans, the most recent being site plan SDP201300006 - Peabody School Major, approved November 22, 2013. The Property appears to be developed in accord with all applicable approved site plans. Additionally, there is one pending site plan application associated with the property, SDP201900007. June 24, 2019 LZC2019-00011 Page 2 • The Property was inspected for Compliance on June 17, 2019. The use of the Property and the existing improvements appear to be in full Compliance with all applicable proffers, regulations, conditions, as well as the Zoning Ordinance. The Property is recognized as one or more parcels of land under the subdivision ordinance of the County and may be conveyed, leased, or mortgaged as one or more separate parcels and currently complies with such subdivision ordinance and other applicable subdivision laws. The Property is not subject to any conditions or special limitations imposed by the County in connection with any subdivision approval of the Property. • In the event of casualty, the Property may be rebuilt substantially in its current form upon satisfaction of all required building permits and site plans, as applicable. • There are no outstanding building or zoning violations on file. This office does not keep track of fire violations, you can reach the County of Albemarle - Fire and Rescue at (434) 296-5833 to see if they have any fire violations on file. • All governmental permits and approvals necessary for the construction, use, operation and occupancy of the Property have been issued and are in full force and effect. • The applicable conditions and proffers are attached below. • Any additional applicable records or copies may be obtained via the noted links or from this office with a request through the department's Records Manager, Paul Bjornsen, at pbjornsen albemarle.org once they have been approved or issued.
