This section states: "10 . 4 Area and Bulk Regulations Minimum Lot size 2 .0 Acres . . . " The applicant proposes to subdivide his property and seeks a variance to reduce the minimum lot size from 2 .0 acres to 1 .97 acres for one of the new parcels. The other new parcel will have a lot size of 2 .0 acres. A dwelling presently exists on the southerly half of the property. The applicant has been unable to obtain .03 acres (1304 square feet ) from an adjacent property owner to alleviate the need for a variance. RECOMMENDATION: The staff recognizes that the applicant ' s request is a minor variation of the minimum lot area required in the Rural Areas. Unfortunately , there is no basis for the staff to make a favorable recommendation.
