Re: Board of Zoning Appeals Action
VA-87-56, Tax Map 77, Parcel 11A
Dear Sirs:
This letter is to inform you that on September 29, 1987, during
the regular meeting of the Albemarle County Board of Zoning
Appeals, your application for VA-87-56 was approved.
This variance approval allows relief from Section 13 . 3 of the
Albemarle County Zoning Ordinance to reduce the setback for a
free-standing sign from twenty-five (25) feet to one (1) foot.
If you have any questions, please contact our office.
Sincerely,
CIitc xd W. &

STAFF REPORT - VA-87-56
OWNER: Albemarle County
TAX MAP/PARCEL: 77/11A
ZONING: R1 (Residential)
LOCATION: West side of Route 742, ± 1 mile north of its
intersection with Route 20
The applicant seeks a variance from Section 13. 3 of the Albemarle
County Zoning Ordinance. This section states:
"13 . 3 Area and Bulk Regulations
Yards, minimum:
Front 25 feet . . . "
The applicant proposes to erect a free-standing, public use sign
and seeks a reduction of the front setback from the minimum requirement
of twenty-five (25) feet to one (1) foot . The sign ' s purpose is to
identify the location of the Joint Security Complex and the Fire
Training Center. The twenty-six (26) square foot , wooden sign will
have a height of approximately five (5) feet . The Zoning Ordinance
does not provide for a maximum size for public signs.
One alternative would be to mount the sign on the existing chain
link fencing of the Joint Security Complex. This would result in
the sign being situated approximately ten (10) feet from the front
property line .
Recommendation
The staff is cognizant of the fact that the two facilities are in
need of some type of signage. The placement of any free-standing
sign so as to comply with the setback requirements of the R-1 District
would mean the sign would be located within the fenced exercise area
of the Joint Security Complex. The staff believes the setback
variance should be granted, but questions the size of the proposed
sign. A smaller sign , which is neither directly nor indirectly
illuminated should be encouraged.
