Attached please find revisions to the Code of Development for Southwood Phase 1 and as a separate
document, our formal letter of response to the questions raised at the June 4t" Planning Commission
Work Session. The latter includes the following items:

Document Oraanization and Usabilit
The focus of this cover letter is to provide a brief explanation of the changes to the Code of
Development and the overall proposal. First and foremost, the code has been reorganized to improve its
overall readability and the revised blocks has been adapted to provide clearer guidance on the proposed
regulatory metrics. We trust that staff and the PC will find it easier reading.
Building Height and Regulations Along Old Lynchburg Road
The only substantive change to the proposal has been to lower the height of the neighborhood center
from sixty-five feet to fifty feet. We have taken input from the neighbors and commissioners to heart
and worked with our prospective builder to lower the design height of their buildings while still
achieving the project's overall goals. Additionally, we trust that the reorganization of the document
better explains our design approach by demonstrating the importance of the stepping up building
heights front the typical thirty -five -foot -tall single family homes to the higher density neighborhood
center.
Recreational Facilities and Amenities Space
We've provided clarity on the recreational amenities, now showing breakdown of the individual amenity
minimum square footage, and showing what additional requirements, if any, are needed.
Traffic and Parking
We still are pursuing the two parking modifications. Their impacts within the code are now consolidated
in the general and supplemental regulations.
