I iI z 1 cn 1' _i-_ - - 1 i I -L : I- 1-- FT- / U z I1 DESCRIPTION OF REQUEST FOR VILLAGE GREEN KMR Partnership requests permission to install 350 square feet of wall signage at Village Green Shopping Center located at the corner of Hydraulic Road and Commonwealth Drive. Of this 350 square feet, approximately 30 square feet is planned for a Village Green wall sign as depicted in Exhibit I. The remaining 320 square feet is requested for individual tenant signs. Each tenant would have one 2 ' x 8' sign located above its main entrance (see Exhibit II) . It is estimated that not more than twenty (20) tenants would occupy Village Green at any one time. JUSTIFICATION FOR REQUEST KMR Partnership is requesting a variance because the code would bring undue hardship on KMR and its tenants should the project be fully leased. Under current regulations which limit total wall signage to one hundred (100) square feet, each tenant would be allowed only five (5) square feet for its business sign, assuming twenty tenants occupy Village Green. Furthermore, these calculations make no allowance for a main sign for the shopping center. In asking for a variance KMR also hopes to avoid having to come before you in the future to ask for additional square footage. If it does not meet Albemarle County's approval then it will be revised by the owner. All tenants of the building are entitled to the one exterior wallmount sign located closest to their entrance. The sign blanks will be of identical size (2'x 8' ) , background color (beige to match the dryvit) and letter color (dark green to match the roof) . All lettering will be plain flat copy in renewable cut vinyl. Additional graphics and lettering style are up to the individual tenant's desire; however, all signs must be designed in conjunction with Neil Gropen of Gropen's Sign Company and approved in writing by the owner.
