OVERVIEW
The old Sprouse store is part of local lore, run for decades as a hybrid furniture junk shop, light
on the former and heavy on the latter, by a crotchety old man who once sold me a box spring.
Sprouse closed his doors in 2017, but the building -- nearing the century mark -- needs, well,
basically everything. There's no heating or cooling, the plumbing and electric probably should
have caused disaster years ago, the siding is shot, and the heart -pine floors are scuffed and dull. I
propose to take the building down to the studs, bring it up to code, and return it to its roots as a
country store with an eye on its 1925 vintage. I envision a country store with an exterior that
harkens back to days of old and takes advantage of its place on 29 South for commuters who
want to grab a bottle of wine, local produce, or farm -fresh gallon of milk on the way home, serves
as a community hub, and offers up quality food and drink in a corridor where it's mostly beef jerky
and Bud Lite.
GOALS
1. Hyper -local: Work directly with Albemarle farmers, producers, and artisans, establish a
place to connect locals and through -travelers alike with the area's produce, meat, dairy,
beer, wine, cider, eggs, crafts, etc. Develop a reputation for the freshest and best
in -season produce. Host the North Garden Farmer's Market on Thursdays, and eventually
expand it from its current 6-12 vendors a week to a year-round venture in which I buy
whatever producers don't sell and today's unsold tomatoes become tomorrow's pasta
sauce.
2. Hyper -happy: Pay producers and employees fairly; my projections allow for $15 an hour
for employees and I've made similar calculations after talking with farmers. I want happy
employees and producers who feel well -compensated and have a vested interest in the
store's success.
3. Community: Create a much -needed gathering place where people can sip good coffee
and peck on laptops (there is a large swath of the area that doesn't have high-speed
internet, so even in the 21st century that will be a draw to some locals), meet, or just grab
a quick, healthy bite to eat. Host wine/beer tastings, bands, artisans ranging from
woodworkers to photographers, and events that highlight the best of all that we have
locally. We have so much. My husband and I look around all the time and say, "We get to
live here."
4. Green from the get -go: Create a building and a business that has extremely limited
environmental impact: My own household throws out a bag of kitchen trash four times a
year, so it can be done. I'm working with an environmental consultant to eventually
incorporate solar power, electric -car charging stations, and sustainable practices like
composting and zero plastics that mean I don't have a Dumpster out back.
5. Fill a void: For a nearly 30-mile stretch of Route 29 from 64 in Charlottesville to
Lovingston, you can get gas -station food, or you can get Dr. Ho's Humble Pie (I'm not
looking to serve pizza, because you don't compete with the best). The only comparable
business in the local area is the Batesville Market, about 10 minutes away and five miles
off 29. They also don't open until 11am, and I'm envisioning a store that's open from
7am-7pm, seven days a week.
SPECIFICS
The main limitation and No. 1 complaint I hear about the store is the parking situation; there's
room for maybe four cars and no deceleration lane, which is dangerous on 29 and makes people
less likely to stop. My plans involve rebuilding the existing canopy closer to the building, and
clearing a parking lot to the left of it, thus creating a deceleration lane and allowing for up to 10 or
so cars to park and exit safely.

THE WHYS
Why this place?
I've been under contract on this property since February 2018, and just closed on it three weeks
ago. In those 16 or so months, I've been asked every day about the status of the store by friends
or random people I run into who have memories of it or are excited by my plans -- people who
live in North Garden who are frustrated by a lack of a place to get together, people who travel 29
and are frustrated by a lack of healthy, local grab -and -go options, people in my neck of the
woods who want a convenient spot to get a last-minute grocery item on the way home.
Why me?
I grew up on a small farm, so I know how to talk to the people whose wares I'd be peddling. My
town had 500 people and a single country store, so I know and value its significance in a small
community. I served on the board of the North Garden Farmers Market, so I actually do know
them, and they're keen to relocate to my location. I'm an 11-year resident of southern Albemarle
County, so I know what's missing. I've had a two -decade career in journalism, so I know how to
use words to hook the intended audience -- if you're not convinced by now, I'm not doing my job.
I got flummoxed by complications with the purchase of my house, so I got my real estate license
so that I could understand and help other people; as a former realtor, I see potential where others
do not and I am no stranger to renovation with an eye on character and history.
In short, this place could be amazing.

To renovate and restore the old Sprouse furniture store to its original use as a country
sto rical
and plumbing. The siding will be replaced with Hardieboard, original gas -station canopy will
be replaced with a tighter -hugging porch a allows or a deceleration lane. Excavation on
the left of the building will allow for a parking lot to improve safety, as well as allow the North
Garden Farmer's Market to exist on the back two acres. We will add on a 12'x12' kitchen to
the r
with sliding barn doors that will increase its attractiveness/old school charm. We intend to
