The County of Albemarle Planning Division will recommend approval of the plat referenced above once the
following comments have been satisfactorily addressed (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based on further review.):

otherwise specified.]
NOTE: This final subdivision plat requires a `preliminary plat exhibit" because no preliminary plat was previously approved.
A second submission was not provided for the `preliminary plat exhibit" despite comments having been specified ...
Rev. 2: Note still applies for the 3rd submission of the preliminary plat.
Rev. 3: Note still applies for the 4t" submission of the preliminary exhibit. However. the last submission of the Final
Site Plan's (SDP2018-59) revision date is 3114119.
35. [14-317] Instrument evidencing maintenance of certain improvements. Provide the legal documents that will
be required for the ownership and maintenance of the private alleys and open space. These documents will
be reviewed by the County Attorney's office. These legal documents must be approved by the County,
signed and notarized, and a copy provided to the County prior to final plat approval. These documents must
be recorded with the final plat.

development. Address the following:
a. Add "Cluster Development" to the zoning note #5
b. Add calculations for density and open space showing that cluster development requirements are met.
i. Include the area of Phase IVA-1 Roads that were platted with Phase 1113. Include DB & PG number.
ii. Provide a summary of all Phase IVA-1 project area (including roads mentioned above).
iii. Provide both a density and open space percentage calculation.
